One of the most significant residential projects in the southern suburbs of Athens is currently under construction. The \u201cAthens Riviera Falirikon\u201d complex is being built on the last and largest undeveloped seafront plot that remained in Palaio Faliro, on Poseidonos Avenue.<\/p>\n

The project is backed by QG Investments, led by Qatari investor Mohamed Al Obaidly and civil engineer Pantelis Apodiakos. As Mr. Apodiakos tells NouPou, \u201cOur goal with this investment was to respect the landscape and the surrounding area. That\u2019s why we chose not to use the bonuses offered by the New Building Code, even though we had the option to build more square meters.\u201d<\/em><\/p>\n

The total construction will span 20,000 square meters, including floors and underground spaces. It will consist of seventy apartments spread across eight floors. According to Mr. Apodiakos, the total investment will exceed \u20ac60 million, and construction is expected to be completed by mid-2027. The architectural design was a collaboration between 314 Architecture Studio and the in-house design team at QG Investments.<\/p>\n

\u201cThese will essentially be fully serviced apartments with 2,000 square meters of communal areas,\u201d he notes. \u201cThere will be a gym, indoor and outdoor pools, a lobby, a reception area for residents and guests, and a healthy corner where people can enjoy nutritious meals after their workout.\u201d<\/em><\/p>\n

Homes from 120 to 400 square meters on the seafront<\/h2>\n

The total plot area covers 4.5 stremmas (4,500 sq.m.), of which the developers are utilizing 3.5, while one stremma has been allocated to the Municipality of Palaio Faliro for the creation of a green space. This portion faces Terpsichoris Street. According to Mr. Apodiakos, the apartments are currently available, as the sales process has not yet begun. Prices range from \u20ac14,000 to \u20ac16,000 per square meter, and apartment sizes vary from 120 to 400 square meters.<\/p>\n

The construction incorporates modern technologies that, according to Mr. Apodiakos, will allow residents to control all home functions from their smartphones. \u201cThe building will be equipped with state-of-the-art automation. For example, residents will be able to control alarms, cameras, or air conditioners directly from their phones,\u201d<\/em> he explains.<\/p>\n

The history of the \u2018Falirikon\u2019 hotel<\/h2>\n

The plot where the development is now located was once home to the historic \u201cFalirikon\u201d hotel, which hosted heads of state. Its former owner, Petros Seraos, often organized cultural events there. In 1941, it was requisitioned by the Germans. Later, the British attempted to bomb it and ended up targeting the nearby small port at Mpatis. In 1944, the British again requisitioned it to house Indian Gurkhas during the Dekemvriana (December 1944 events). The hotel was demolished in the 1960s, to make way for a modern multi-story hotel of the same name, but although excavation began, construction was never completed.<\/p>\n

The property was initially acquired by the Israel-based real estate company G4 BZPW in the summer of 2019, when the Bank of Greece put it up for sale. In June 2023, QG Investments purchased the plot from the Israeli company.<\/p>\n

The QG Investments team decided to retain the original name of the historic hotel, naming their new development \u201cFalirikon.\u201d<\/p>\n

The Triton complex in Elliniko<\/h2>\n

It\u2019s worth noting that QG Investments is also developing another residential complex near the Metropolitan Park of The Ellinikon. Named Triton I and Triton II, this project includes two buildings with 37 apartments currently under development. Sales efforts are already underway in collaboration with Savills Hellas. The site, formerly home to the Kastalia clinic, is about 60% complete and is being built under direct management by the investor with trusted contractors.<\/p>\n

The architectural design was once again led by 314 Architecture Studio, founded by Pavlos Chatziangelidis. The name \u201cTriton\u201d is inspired by the mythological son of Poseidon and Amphitrite, a sea god depicted as half man, half fish.<\/p>\n

Triton I includes two ground-floor maisonettes, two first-floor apartments, two second-floor maisonettes, and a penthouse.
