According to data from the Spitogatos platform, the average asking prices in the third quarter of 2025 recorded an increase of 7.2% compared to the third quarter of 2024, while they remained relatively stable compared to the second quarter of 2025.<\/p>\n<p data-start=\"638\" data-end=\"848\">Based on the same data, the most expensive areas to rent a property in Attica are Vouliagmeni and Voula on the Athens Riviera, the Kolonaki\u2013Lykavittos area in central Athens, and Filothei and Palaio Psychiko.<\/p>\n<p data-start=\"850\" data-end=\"1405\">NouPou, drawing both from rental data on the Spitogatos platform and insights from real estate professionals, attempted to outline the general picture for five areas in the Southern Suburbs of Athens: Palaio Faliro, Alimos, Glyfada, Ano Glyfada, and Voula. These areas were selected mainly because they offer greater residential property availability due to their urban layout\u2014unlike Vouliagmeni, for instance, which has completely different characteristics and limited housing availability, largely due to the very low building coefficient in the area.<\/p>\n<p data-start=\"1407\" data-end=\"1527\">The properties examined are apartments of around 100 square meters\u2014sizes that can meet the needs of an average family.<\/p>\n<h2 data-start=\"1529\" data-end=\"1908\">Palaio Faliro: Mostly renovated, fewer newly built<\/h2>\n<p data-start=\"1529\" data-end=\"1908\">In Palaio Faliro, renovated apartments are in high demand, with rental prices (for approximately 100 sq.m.) ranging from \u20ac850 to \u20ac1,300. Indicatively, recent Spitogatos listings for renovated apartments show asking rents of \u20ac850, \u20ac950, \u20ac1,050, \u20ac1,250, and \u20ac1,300, depending on the exact size, view, and proximity to the sea.<\/p>\n<p data-start=\"1910\" data-end=\"2363\">Newly built properties in Palaio Faliro, as expected, command higher rents, reflecting both their modern specifications and the rarity of finding new builds in a mature market with very few available plots. According to recent listings on Spitogatos, asking prices for newly built homes are significantly higher than those for renovated ones (with an average around \u20ac1,500), confirming both the demand and the limited availability of new developments.<\/p>\n<h2 data-start=\"2365\" data-end=\"2743\">Alimos: The effect of The Ellinikon investment on prices<\/h2>\n<p data-start=\"2365\" data-end=\"2743\">In Alimos, rental prices for renovated apartments remain high, with recent listings for 100 sq.m. homes showing asking prices such as \u20ac950, \u20ac1,100, and \u20ac1,300, depending on the specifications and location of each property. The area is seeing strong interest due to its coastal position and proximity to The Ellinikon.<\/p>\n<h2 data-start=\"2745\" data-end=\"3169\">Wide variations (but generally high prices) in Glyfada<\/h2>\n<p data-start=\"2745\" data-end=\"3169\">Glyfada\u2014and especially Ano Glyfada\u2014shows wide variations in price depending on the type of property. For renovated apartments, indicative prices range from \u20ac1,100 to \u20ac2,600, with the higher end corresponding to a fully renovated luxury property of 100 sq.m. Newly built properties are priced even higher, with listings reflecting the area\u2019s continuous upward trend.<\/p>\n<h2 data-start=\"3171\" data-end=\"3645\">Rents exceeding \u20ac2,000 for new builds in Voula<\/h2>\n<p data-start=\"3171\" data-end=\"3645\">The rental market in Voula varies significantly depending on location (Ano or Kato Voula) and property features. Recent Spitogatos listings for properties around 100 sq.m. show asking rents starting (for older homes in less prime locations) at around \u20ac1,300, while properties closer to the sea and newer constructions can reach as high as \u20ac4,000. The average asking price for this type of property exceeds \u20ac2,000 per month.<\/p>\n<h2 data-start=\"3647\" data-end=\"4028\">Average rental prices for a 100 sq.m. home from Faliro to Voula<\/h2>\n<p data-start=\"3647\" data-end=\"4028\">NouPou collected and presents in the table below the indicative average prices based on current listings on major real estate rental platforms.
