The more rents required to purchase a property, the lower its investment return is considered to be.<\/p>\n<p data-start=\"921\" data-end=\"1082\">According to the index data, the Athens Riviera has seen a significant increase in sale prices compared to rents in recent years.<\/p>\n<p data-start=\"1084\" data-end=\"1228\">In 2019, the average cost of buying a home in the area corresponded to approximately 241 rents, while by 2025 this figure has reached 311 rents.<\/p>\n<p data-start=\"1230\" data-end=\"1361\">This means that sale prices have risen faster than rents, leading to lower returns for those purchasing property for rental income.<\/p>\n<h2 data-start=\"1363\" data-end=\"1625\">The Attica average \u2013 what applies to the south<\/h2>\n<p data-start=\"1363\" data-end=\"1625\">The full results of the \u201cThermometer\u201d were presented and analyzed at the event. The most important findings for Attica were the following (average number of rents required to purchase a typical home in each area):<\/p>\n<p data-start=\"1627\" data-end=\"1646\"><strong>Athens city center:<\/strong><\/p>\n<ul>\n<li data-start=\"1648\" data-end=\"1780\">2019: 161 rents<\/li>\n<li data-start=\"1648\" data-end=\"1780\">2025: 212 rents<\/li>\n<\/ul>\n<p data-start=\"1648\" data-end=\"1780\">Sale prices increased faster than rents. Lowest return in 2025: Historic Center, with 317 rents.<\/p>\n<p data-start=\"1782\" data-end=\"1799\"><strong>Northern suburbs:<\/strong><\/p>\n<ul>\n<li data-start=\"1801\" data-end=\"1957\">2019: 271 rents<\/li>\n<li data-start=\"1801\" data-end=\"1957\">2025: 288 rents<\/li>\n<\/ul>\n<p data-start=\"1801\" data-end=\"1957\">In other words, sale prices increased at roughly the same pace as rents. Lowest return in 2025: Papagou, with 459 rents.<\/p>\n<p data-start=\"433\" data-end=\"464\"><strong data-start=\"433\" data-end=\"464\">Southern suburbs:<\/strong><\/p>\n<ul>\n<li data-start=\"1976\" data-end=\"2104\">2019: 241 rents<\/li>\n<li data-start=\"1976\" data-end=\"2104\">2025: 311 rents<\/li>\n<\/ul>\n<p data-start=\"1976\" data-end=\"2104\">Sale prices increased faster than rents. Lowest return in 2025: Argyroupoli, with 387 rents.<\/p>\n<p data-start=\"2106\" data-end=\"2122\"><strong>Western suburbs:<\/strong><\/p>\n<ul>\n<li data-start=\"2124\" data-end=\"2251\">2019: 202 rents<\/li>\n<li data-start=\"2124\" data-end=\"2251\">2025: 238 rents<\/li>\n<\/ul>\n<p data-start=\"2124\" data-end=\"2251\">Sale prices increased faster than rents. Lowest return in 2025: Petroupoli, with 335 rents.<\/p>\n<p data-start=\"2253\" data-end=\"2269\"><strong>Eastern suburbs:<\/strong><\/p>\n<ul>\n<li data-start=\"2271\" data-end=\"2411\">2019: 250 rents<\/li>\n<li data-start=\"2271\" data-end=\"2411\">2025: 256 rents<\/li>\n<\/ul>\n<p data-start=\"2271\" data-end=\"2411\">Sale prices increased at roughly the same pace as rents. Lowest return in 2025: Gerakas, with 331 rents.<\/p>\n<p data-start=\"2413\" data-end=\"2421\"><strong>Piraeus:<\/strong><\/p>\n<ul>\n<li data-start=\"2423\" data-end=\"2566\">2019: 184 rents<\/li>\n<li data-start=\"2423\" data-end=\"2566\">2025: 242 rents<\/li>\n<\/ul>\n<p data-start=\"2423\" data-end=\"2566\">In other words, sale prices increased faster than rents. Lowest return in 2025: Neo Faliro, with 284 rents.<\/p>\n<p data-start=\"2568\" data-end=\"2584\"><strong>Piraeus suburbs:<\/strong><\/p>\n<ul>\n<li data-start=\"2586\" data-end=\"2729\">2019: 181 rents<\/li>\n<li data-start=\"2586\" data-end=\"2729\">2025: 241 rents<\/li>\n<\/ul>\n<p data-start=\"2586\" data-end=\"2729\">In other words, sale prices increased faster than rents. Lowest return in 2025: Drapetsona, with 332 rents.<\/p>\n<p data-start=\"2731\" data-end=\"2746\"><strong>Rest of Attica:<\/strong><\/p>\n<ul>\n<li data-start=\"2748\" data-end=\"2881\">2019: 246 rents<\/li>\n<li data-start=\"2748\" data-end=\"2881\">2025: 221 rents<\/li>\n<\/ul>\n<p data-start=\"2748\" data-end=\"2881\">Rental prices increased faster than sale prices. Lowest return in 2025: Saronida, with 333 rents.<\/p>\n<h2 data-start=\"2883\" data-end=\"3062\">The surprise: similar returns in very different areas<\/h2>\n<p data-start=\"2883\" data-end=\"3062\">One of the most interesting conclusions is that areas with very different price levels can show similar investment returns.<\/p>\n<p data-start=\"3064\" data-end=\"3115\">A characteristic example is the comparison between:<\/p>\n<ul>\n<li data-start=\"3117\" data-end=\"3188\">Glyfada \u2013 342 rents<\/li>\n<li data-start=\"3117\" data-end=\"3188\">Petroupoli \u2013 335 rents<\/li>\n<li data-start=\"3117\" data-end=\"3188\">Drapetsona \u2013 332 rents<\/li>\n<\/ul>\n<p data-start=\"3190\" data-end=\"3329\">Although the cost of buying a home in Glyfada is significantly higher, the investment return appears similar to that of lower-priced areas.<\/p>\n<p data-start=\"3331\" data-end=\"3503\" data-is-last-node=\"\" data-is-only-node=\"\">According to Dimitris Melachrinos, this shows that limited property supply in certain areas can significantly drive up sale prices, ultimately affecting investment returns.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A new investment \u201ctool\u201d for the real estate market, the so-called \u201cProperty Thermometer,\u201d was recently presented by Ilias Papageorgiadis and Spitogatos CEO Dimitris Melachrinos, as part of the event \u201cGreece 2026: Business, Real Estate, Investments\u201d.
