The region currently brings together some of the most important developmental, environmental and social challenges of the country, while at the same time it has unique advantages that, with the necessary consultation, can make it a model of sustainable metropolitan development.<\/p>\n<p>The investment in The Ellinikon, the regeneration of the coastal front, the increasing value of the land, new business activities and the international interest in the region are already changing the map of South Athens. However, all of these factors must create benefits for everyone!<\/p>\n<p>This development creates significant opportunities for the economy and employment, but at the same time highlights the need for a comprehensive plan that will ensure social cohesion, environmental balance and a high quality of life.<\/p>\n<p>At the heart of this planning is the Attica Seafront and the opportunities created by the Blue Economy. The sea is a strategic development asset for South Athens. It is linked to marinas, port activities, maritime tourism, leisure services and shipping, but also to critical infrastructure related to water, sanitation, coastal protection and environmental resilience to climate change. This is an area where economic development, technology and environmental protection must work complementarily.<\/p>\n<p>The dynamics of real estate can also be an important lever for progress, as long as it is governed by clear rules and a long-term strategy. Development acquires real value when it translates into better infrastructure, more greenery, upgraded services and more opportunities for the people who live and work in the area. Free access to the sea, public spaces, pedestrian streets and bicycle paths are key elements of a modern metropolitan identity. I would put the protection of public spaces at the heart of the options!<\/p>\n<p>The experience of other areas also shows that the success of major interventions depends on the participation of local government. Municipalities must be active institutional interlocutors, demand infrastructure before pressures arise, protect public space and contribute substantially to planning for the future. This requires responsibilities, resources, institutional position and real decentralization\u2026something that unfortunately does not apply today.<\/p>\n<p>A critical element for the future is the issue of transport and mobility. The discussion on the Hymettus Tunnel, the Metro extensions and the interventions on the main road axes only make sense within a comprehensive metropolitan plan. South Athens needs a unified plan that will connect major investments with the necessary public infrastructure, strengthen fixed-track means of transport and sustainable travel, effectively address traffic pressures and protect the quality of life of residents.<\/p>\n<p>The scale of the changes that are underway makes a White Paper for the Attica Seafront necessary. A common strategic framework that will connect development, environment, transport, public space and social infrastructure.
