Aura Residential: This is the new 219-apartment project at The Ellinikon
With the completion of the first stage of environmental permitting, a new residential complex of 219 homes is entering the implementation phase at The Ellinikon.

One of the largest residential projects being developed within the former Ellinikon airport site is moving into the implementation phase, as Aura Residential A.E. has completed the inclusion of the first phase of the project under standard environmental commitments, according to a report by Stefania Souki on newmoney.gr.
The investment предусматриes the development of 219 modern residences in a complex of four tall buildings, with a maximum height of 50 metres. The project is located on a plot of 15,944 sq.m., with a total area of approximately 16 stremmas, in direct proximity to the Metropolitan Park and with unobstructed sea views.
The development is being implemented by a joint venture in which the Latsis Group participates through Xeris Ventures with an 80% stake, while the remaining 20% belongs to Ellinikon S.A., a subsidiary of Lamda Development. The recent permitting approval αφορά the first phase of the project and includes excavation works and the construction of retaining walls. The total construction cost for the four buildings is estimated at €170 million, while an additional €11.5 million is planned for infrastructure works.
What the project includes
According to planning regulations, the property has a maximum permitted coverage of 4,783 sq.m. and a maximum buildable area of 28,699 sq.m., with residential use as the primary function. The complex also provides for the creation of a 200 sq.m. café, as well as two underground parking levels with auxiliary spaces.
The total built residential area amounts to approximately 26,300 sq.m. and includes apartments ranging from one to four bedrooms. The project will offer a total of 287 parking spaces, all located underground, and is aimed at both buyers and renters.
At the level of architectural development, the four buildings are configured as follows:
- Building T1 rises to 11 above-ground floors, with a superstructure of 5,832 sq.m., and includes a standalone café.
- Building T2 features 12 above-ground floors and a superstructure of 6,418 sq.m.
- Building T3 also rises to 11 above-ground floors, with a superstructure of 5,832 sq.m.
- Building T4 consists of 11 floors, with a superstructure of 8,239 sq.m., and is characterised by a gradual setback of the upper five levels.
In operational terms, the maximum capacity of the complex is estimated at approximately 1,570 people, with up to 1,460 permanent residents, while under normal occupancy conditions daily users are estimated at around 1,020 people.
According to the study, the choice of four distinct buildings instead of a single unified structure aims to avoid a compact mass, create a human scale, and achieve optimal use of outdoor space in synergy with the Metropolitan Park. The perimeter placement of the buildings forms an extensive internal garden, which functions as an extension of the public realm and encourages natural ventilation and visual permeability.
The surrounding area is designed with an emphasis on pedestrian movement and bioclimatic design principles, while vehicle circulation is limited to the underground parking levels. As part of the environmental permitting process, the removal of three existing trees is also предусмотрed, as they are deemed unsuitable for transplantation due to deterioration.
