The Athens Riviera is transforming into one of the most attractive coastal fronts in the Mediterranean, drawing the attention of international investors as well as creative Greek real estate and construction companies. Among them, QProject, led by Kyriakos Tsagkalidis, has managed to establish itself in the market during its 11 years of activity, contributing to the shaping of the new identity of the wider area.
The recent presence of Mr. Tsagkalidis at the Athens Riviera Summit 2025, where QProject was a Gold Sponsor, highlighted how the company, in just a decade, evolved into a point of reference for projects of high aesthetics, technical excellence and sustainable character. “QProject was born during the economic crisis, in 2014,” he said characteristically. “We started at a time when no one believed that Greece could once again become an investment destination. Today, we see global investors turning their attention to our country and especially to the Athens Riviera, in sectors such as tourism, logistics, housing and infrastructure.”

Projects that showcase the company’s momentum in the Southern Suburbs of Athens
The journey of QProject is representative of the new generation of Greek businesses that emerged after 2010, through persistence, technical knowledge and adaptability. Referring to the company’s work, Mr. Tsagkalidis chose to present three different categories that reflect its breadth and philosophy.
The first example is an emblematic residential complex in Vouliagmeni, named Allure Blanche (Boat), designed by 314 Architecture Studio, a project which, as he noted, “changed the flow of the architectural dialogue on the Athens Riviera.” The seven-storey building, certified with BREEAM, incorporates the principles of sustainable construction and will be delivered in the coming months.
The second project concerns the offices of Hack The Box, one of the most successful Greek startups, which is expected to reach unicorn status in 2025. QProject undertook the design and construction of the company’s new facilities at Flisvos Marina, with a total surface area of 3,000 sq.m., a project that received LEED Platinum Certification.
The third example, which Mr. Tsagkalidis said “marked international recognition for Greek architectural and construction capability,” is QProject’s participation in the Delta restaurant at the Stavros Niarchos Foundation Cultural Center. The project, designed by Renzo Piano and Kois Associated Architects, was awarded in 2022 by Forbes as one of the ten best architectural projects in the world in the restaurant category.
“We are not just builders,” Mr. Tsagkalidis stressed. “We are partners to businesses that envision the future. And the future of the Riviera will not be defined only by large projects, but also by dozens of smaller, ‘silent’ investments that generate stable income and upgrade the environment.”
The meaning of “premium” today
Answering a question about what defines a premium construction today, the head of QProject gave three dimensions: “First of all, timeless architectural design. A building must have aesthetic value that withstands time. Then, the materials: they must be environmentally friendly, such as stone, wood and low-carbon concrete. And of course, craftsmanship. Unfortunately, the decade of the crisis led many specialized craftsmen to move abroad, leaving a gap in the market. The solution is not the mass import of untrained workers, but investment in education and quality.”
In the same discussion, Mr. Tsagkalidis focused particularly on the technological dimension of new projects: “Technology is an integral part of quality. With IoT, BMS and smart control systems, we can ensure efficiency, safety and comfort. Premium is no longer about luxury, but about functional and sustainable quality.”
ESG and green certification
QProject has fully integrated ESG principles into its strategy. “In Greece, ESG arrived somewhat abruptly,” he commented. “But we have already incorporated it into our operations. Our projects are certified with international sustainability certifications, LEED and BREEAM, from the Delta Restaurant to the Hack The Box offices. Our clients know that every stage of construction is monitored with strict standards and environmental specifications.”
Concluding his statement at the conference, Kyriakos Tsagkalidis emphasized that the real challenge for the Athens Riviera is not simply the creation of impressive buildings, but the shaping of a new urban culture: “The Riviera is not just a project. It is an ecosystem that must combine aesthetics, technology and social responsibility. If we succeed, Athens will have one of the most iconic coastlines in Europe.”
