Taousanis Development & Construction: The construction company behind the largest residential project in central Athens

With a history dating back to 1985, the company is active in retail construction, commercial spaces, and residential projects, with a characteristic example on the Athens Riviera being the luxury Loro Piana, Dior and Gucci boutiques, Bagatelle, and Cova Pasticceria at Astir Marina. Today, it is developing four residential buildings in Athens, combining technical consistency with a contemporary approach to real estate development.
Taousanis Development & Construction operates in the field of construction and renovation of commercial spaces, as well as in real estate development and asset utilization, with a presence mainly in Athens, island Greece, and abroad. With a history that began in 1985 in Larissa, the company is a characteristic example of a family business that evolved gradually, maintaining a steady focus on retail, hospitality, office, and residential projects.
The founder of the company is Nikos Taousanis, who began his entrepreneurial activity as a sole proprietor, at a time when the Greek construction market had very different characteristics.
“My father’s philosophy was from the very beginning connected to exceptional construction quality, consistency, and proper project delivery,” says Giorgos Taousanis, vice president of the company, who together with Effie Taousani represent the second generation. “This remains a core element of the way we operate to this day, regardless of the size or type of project”.
Taousanis Development & Construction is currently implementing four residential projects in Athens, all of which are offered exclusively for sale. These are residential developments of different scale and philosophy, in Ampelokipoi, Pangrati, and Filothei, which together exceed 120 residences.
The company clarifies that it is not active in property management or exploitation, but in their sale after construction is completed. Its role in the residential sector αφορά exclusively real estate development, with the properties sold as individual units. These specific projects are being developed in a joint venture with ECOS, with shared participation in design and development.
Ampelokipoi: the largest residential project in central Athens
The largest of the four projects is located in Ampelokipoi, at 30 Sevastoupoleos Street. It consists of two adjacent eight-storey buildings with a shared central atrium and includes a total of 80 apartments. The project features three underground parking levels with 80 parking spaces.
According to Giorgos Taousanis, this is the largest residential project currently being implemented in central Athens, excluding large-scale developments such as The Ellinikon. The core philosophy of the project follows the small apartments concept, with approximately 70 of the 80 units being one-bedroom apartments of 40–50 sq.m., featuring a separate bedroom and a distinct living room–kitchen area. “Small apartments are in very high demand, and this is something we know how to do very well,” notes Mr. Taousanis.
These apartments are aimed primarily at investors, students, and buyers seeking properties for rental, due to their size and location. On the upper floors (7th and 8th), larger two-bedroom residences are developed, reaching up to 80 sq.m., oriented toward family or owner-occupied use.
The rear building enjoys unobstructed views toward Mount Hymettus due to the slope of the street, while the front one looks toward Lycabettus Hill and the wider area of Psychiko. Parking spaces are sold separately from the apartments. In terms of specifications, the company emphasizes that the construction exceeds the market average.
Pangrati: smaller scale, higher specifications
The second project is located in Pangrati, at 39 Eftychidou Street. It is a building with 12 apartments and one penthouse, with a ground floor and seven storeys. The project clearly follows a more luxury-oriented direction compared to Ampelokipoi.
Following changes to the institutional framework that affected the initial design, the development was revised and is being implemented on a smaller scale than originally planned. There are two apartments per floor, with areas of approximately 92 and 107 sq.m., while the penthouse reaches 180 sq.m. and is accompanied by a large terrace with the option of a pool or jacuzzi.
Specifications include underfloor heating, heat pumps, KNX systems (smart home), ducted air conditioning, car lifts to the basement, and a high-specification A+ energy rating.
Filothei: limited number of residences, ultra-luxury character
The third project is located in Filothei, at 11 Theseos Street, in a location with direct access to the area’s natural environment. Four luxury residences will be created, targeting a different audience compared to the other projects.
The ground-floor apartment, with an area of 80 sq.m., features exclusive use of a garden and a private pool, while on the first and second floors, full-floor apartments of approximately 200 sq.m. are developed. The penthouse also includes a 200 sq.m. residence, with exclusive use of the rooftop and a private pool, as well as a designed lounge area.
