The futuristic “Ship” of Vouliagmeni: Inside QProject’s bold smart home development on the Athens Riviera
How do you transform a 1970s structure into a building with double-curved forms, pools, smart home technology, and a futuristic aesthetic? QProject takes on the challenge in Vouliagmeni.

QProject is currently constructing a state-of-the-art residential property on Apollonos Street in Vouliagmeni. The construction company has undertaken the complete renovation of the existing building, with the goal of transforming it into a luxury residential complex.
QProject is bringing to life the design of the renowned architectural firm 314 architecture studio, whose vision for the final result resembles a ship. This distinctive design will be reflected not only in the exterior but also in the interior spaces, which are being curated by the award-winning firm Intérieur London.

The site previously housed a building from the 1970s, which underwent structural reinforcement to comply with the latest seismic regulations. The new building being developed by QProject will consist of five residences: four full-floor apartments and one penthouse maisonette. According to the energy performance study, the construction will fall under category A for energy efficiency. The property will include four swimming pools, along with three outdoor jacuzzis.
All residences will meet modern smart home standards, using the KNX protocol: all devices in the home (e.g., lighting, heating, ventilation) will be connected through this internationally recognized communication standard, which is considered the top choice for automation in all types of buildings.
The project incorporates materials and systems from some of the most recognized manufacturers in the market. Indicatively, it will feature the latest aluminum frame series from Alumil, Daikin air conditioning systems, and Rehau underfloor heating.


The design philosophy
What sets this project apart from other developments are the double-curved forms being constructed around the balconies. These unique structures give the building the appearance of a yacht. Each floor resembles a deck -a concept that stems from the project’s architectural vision. The wavy and curved elements are also present in other design features, including the perimeter fencing, interior walls, and ceilings.
The building is located in a prime spot with views of the Saronic Gulf and is just a five-minute walk from the Astir Vouliagmeni beach, as well as many other entertainment and leisure destinations in the surrounding area.

QProject
QProject was founded in 2014 by Kiriakos Tsagalidis. Today, it employs 60 people and is actively engaged in both the Greek and international markets. The company has undertaken major projects across all categories of real estate and maintains a presence in various sectors—from hospitality and dining spaces to hotels and residences.
