DIMAND Group – Development with Sustainability as its Compass
Dimand Group’s interventions in Piraeus and the Athenian Riviera leading to sustainable urban regeneration.

In recent years, the DIMAND Group has established itself as a pioneer in large-scale urban regeneration by focusing its strategy on projects that are not limited to the creation of modern infrastructure, but integrate sustainability, urban upgrading, and economic growth. Indicative examples of this strategic approach are the Piraeus Port Plaza, the Piraeus Tower, the One&Only Aesthesis, and the New Piraeus Courthouse — projects that are not only changing the image of Piraeus and the Athenian Riviera, but also creating a new developmental narrative for the urban future of Attica.
Piraeus Port Plaza: A Significant Redevelopment
Piraeus Port Plaza is one of the most characteristic urban regeneration projects implemented in the last decade and one of those that define the trajectory of the DIMAND Group. It concerns the utilization of the former facilities of the Papastratos tobacco industry in the area of Agios Dionysios, with a total gross area of 82,885 sq.m. The Group transformed this once-abandoned industrial zone into a bioclimatic mixed-use complex, combining professional, tourist, and commercial uses, as well as spaces accessible to the public. In parallel, a stone’s throw away from Piraeus Port Plaza, it developed the Enso Hotel Piraeus, a six-story hotel that includes 58 fully equipped rooms.
Piraeus Tower: A Landmark
The Piraeus Tower, the second tallest building in the country, which remained unused for almost five decades, is also a landmark in the new era of both Piraeus and the Athenian Riviera. In collaboration with the European Bank for Reconstruction and Development (EBRD) and Prodea Investments, DIMAND Group undertook, after signing a concession agreement with the Municipality of Piraeus for 99 years, the development of the building, giving it new life and radically upgrading its aesthetic and functional identity.
With a height of 88 meters and a total area of 34,329 sq.m., the Piraeus Tower was transformed into a model of modern architecture and sustainable urban development. The reconstruction was carried out with respect for the existing structure of the building, minimizing the environmental impact and reducing the energy footprint of the project.
The Piraeus Tower now features commercial stores, a pharmacy, F&B, a gym, a wellness area, and office spaces, while at the same time being the first green and digital high-rise building in the country, which has even received the highest LEED Platinum certification. The building, in fact, exceeds the energy requirements of Greek legislation for existing buildings by three levels and is classified in category A+, according to the KENAK standard. Indicatively, the energy needed to illuminate the facades of the Piraeus Tower at night is equal to the energy of two domestic air conditioners.
In addition, it aims for another globally recognized certification — the WELL certification — that concerns the health, well-being, and productivity of the building’s users. The project enhances the attractiveness of Piraeus as a business and investment destination, while restoring its aesthetic and functional presence as a landmark on the city’s waterfront. At the same time, the building reactivated an area with significant untapped potential, upgrading the urban landscape and encouraging new synergies between the business and public sectors.
The “Green” Piraeus Courthouse
Another landmark project is the creation of the new Piraeus Courthouse, which will be the first “green” public building in the country and is expected to receive LEED Gold certification. The development is taking place in the Agios Dionysios area, on a plot of land of 12,350 sq.m., with a total superstructure of 36,100 sq.m. The building under construction will be surrounded by extensive green areas and a square, which will be accessible to the general public with the aim of ensuring the 24-hour operation of the area.
Upon its completion, it will host the Court of First Instance, the Court of Appeal, the Administrative Court of First Instance, the Administrative Court of Appeal, the Prosecutor’s Office of First Instance, the Prosecutor’s Office of Appeal, and the Magistrates’ Court. The project is being implemented within the framework of the National Recovery and Resilience Plan “Greece 2.0” with funding from the European Union – NextGenerationEU.
The Leading Hospitality Facilities of One&Only Aesthesis
A project of a different category, which nevertheless plays an important role in the upgrading of the Athenian Riviera, is One&Only Aesthesis. DIMAND, as development manager, participated in the remodeling of the historic “Asteria” hotel complex in Glyfada, a landmark that was the first organized swimming and tourist complex in post-war Athens.
Maintaining the direction of high and cosmopolitan aesthetics associated with the area since the 1950s, One&Only Aesthesis is an ultra-luxurious five-star resort with leading hospitality facilities.
The overall contribution of these projects to the urban and developmental fabric is multi-layered. These are not isolated interventions, but parts of a unified urban vision — a plan that activates inactive parts of the city, enhances sustainable development, and upgrades the everyday life of cities. Through these projects, the DIMAND Group proves that urban regeneration does not have to be fragmented or ephemeral. It can be structural, participatory, and sustainable, creating the future not only of cities, but also of those who live in them.
