Parking prices in the Athens Riviera: What it costs to buy or rent in 2026

From €100 to €300 for renting a parking space along the Athens Riviera: while the cost of parking is increasingly weighing on household monthly budgets, at the same time these spaces are evolving into a sought-after investment product with consistently high returns.
The search for a parking space in Athens remains a long-standing “headache” for drivers, while limited supply continues to keep demand high. Speaking to NouPou, the president of the Attica Realtors Association, Eleftherios Potamianos, explains that the problem is particularly intense in areas with older housing stock, where apartment buildings were not designed with organized parking spaces in mind.
Beyond their practical use, however, parking spaces also function, as Mr. Potamianos points out, as an independent investment product. He emphasizes that they have a distinct investment advantage, as they come with very low operating costs. As he explains, “this makes them attractive to small and medium-sized investors, since the income from renting them out can generate relatively high net returns.” For example, a parking space purchased for €25,000 can yield a monthly rent of €150. This is considered a particularly satisfactory return compared to the initial investment.
As for taxation, Mr. Potamianos clarifies that “parking spaces are subject to ENFIA, as they are calculated based on the ownership share within the apartment building. However, this burden is usually low, as the objective value of a parking space can remain relatively modest, around €3,000 to €5,000 depending on the area.”
How much a parking space costs
The president of the Attica Realtors Association also highlights the significant price differences depending on location. As he notes, in premium markets such as Kolonaki, a parking space can cost between €100,000 and €150,000 and be rented for €300, €350 or even €380 per month. This shows that the value of a parking space is directly linked to its location, scarcity and local parking conditions.
For the Athens Riviera market, he estimates that prices are not as “extreme” as in the case of residential properties, mainly due to greater availability. In contrast, the situation is more acute in central Athens, where the building stock largely dates back to the 1960s and 1970s—a period when parking provisions were not yet integrated into construction. As Mr. Potamianos explains, organized parking spaces became standard after the 1980s, leaving older central neighborhoods with significant shortages.
Today, the Athens Riviera market shows considerable variation, both in terms of size and asking prices. Listings on platforms such as Spitogatos range from small individual spaces of 12 to 15 sq.m. to large organized parking facilities of 300, 350, 367, 468 or even 4,200 sq.m., reflecting a market with two clearly distinct categories: simple parking spaces for private use and larger investment properties.
Sale prices along the Athens Riviera: from Alimos to Glyfada and Kallithea
Available examples show that small parking spaces along the Athens Riviera start at around €12,000 to €14,000 in Palaio Faliro, rise to €28,500 to €35,000 in areas such as Ano Glyfada and Kallithea, and reach up to €43,000, €50,000 or €54,000 in Alimos and Elliniko. Larger parking facilities show even wider variations, from €380,000 for 468 sq.m. in Argyroupoli to €2 million for 4,200 sq.m. in Kallithea. In detail:
In Alimos, specifically in Kalamaki, the asking price for a 13 sq.m. space reaches €43,000, one of the highest prices per square meter. This highlights the steadily increasing value of properties in the coastal and densely built zones of the Athens Riviera.
In Glyfada, the market is multi-layered. In Ano Glyfada, there is a listing for a 350 sq.m. space priced at €700,000, offered as an investment opportunity, while in the Glyfada Golf area there is also a 300 sq.m. parking space listed at €450,000. For individual spaces, in Ano Glyfada there is a 20 sq.m. space with an asking price of €28,500, while in Kato Glyfada a smaller underground space of 12 sq.m. costs €33,000.
In Kallithea, there are also significant differences. In Agia Eleousa, a parking space is listed as an investment property, with an area of 367 sq.m. and an asking price of €600,000, while in Filaretou Hill there is a very large 4,200 sq.m. parking facility priced at €2,000,000. At the same time, in Charokopou, a smaller 14 sq.m. space is listed at €35,000.
In Argyroupoli, specifically in the center, a parking property of 468 sq.m. is listed at €380,000. This is a large space with a noticeably lower price compared to other large units in more expensive markets such as Glyfada or Kallithea, which may reflect differences in location, commercial appeal or accessibility.
In Ilioupoli, at least two different examples appear. In Ano Ilioupoli, a 34 sq.m. parking space is listed at €55,000, while in the Astynomika area, a space of 82 sq.m. is priced at €120,000. These listings show that Ilioupoli operates at higher levels than the most affordable examples in Palaio Faliro, but still below Glyfada.
In Elliniko, listings appear for two 28 sq.m. spaces, with asking prices of €54,000 and €50,000 respectively. The first is located in Elliniko and the second in Ano Elliniko. These prices reinforce the view that Elliniko is undergoing strong value appreciation, with parking spaces following the broader upward trend in property values in the area.
In Palaio Faliro, smaller parking spaces are found at more affordable prices compared to other areas of the Athens Riviera. In Amfithea, a 12 sq.m. parking space is listed at €12,000, while in Kopsacheila, a 15 sq.m. space is priced at €14,000. These are the lowest prices observed, significantly differentiating Palaio Faliro from more expensive markets such as Alimos, Elliniko or Glyfada.
In the Vari–Varkiza area, a 40 sq.m. parking space is listed at €40,000. This example falls into the mid-range of the market in terms of both size and price, showing that in the southern coastal areas there are options beyond only high-end properties.
Overall, the market shows that pricing depends not only on size but also heavily on location and the commercial appeal of the area.

How much it costs to rent a parking space on the Athens Riviera
The rental market for parking spaces in the Athens Riviera also presents a mixed picture, according to listings on Spitogatos. In Ano Glyfada, rental listings include 11 sq.m. spaces for €120 per month, 12 sq.m. for €150 per month and 20 sq.m. for €300 per month. This indicates that Ano Glyfada operates at mid-to-high rental levels, depending on location and features.
In Kato Glyfada, there is a 12 sq.m. space listed at €150 per month, as well as a 15 sq.m. space at €230 per month. These figures confirm that Glyfada remains one of the most expensive areas for parking as well.
In Elliniko, a 28 sq.m. parking space is listed at €220 per month, placing the area among the more expensive options along the Athens Riviera. Similarly, in Kalamaki, Alimos, there are listings for 12 sq.m. spaces at €125 and €150 per month, confirming that Alimos maintains relatively high prices even for smaller units.
In Palaio Faliro, the picture varies significantly. In Agios Petros, a 15 sq.m. parking space is listed at €150 per month, while in Amfithea there is a 13 sq.m. space at €300 per month—one of the highest rents in the area for a small space. On the other hand, in central Palaio Faliro, a 13 sq.m. space is listed at €100 per month, one of the lowest prices in the sample. This variation shows that even within the same area, asking prices can differ substantially.
