The international high-end real estate market is undergoing a period of substantial transformation. For HNWI investors, luxury housing is a strategic tool for preserving and protecting capital. As Engel & Völkers Greece, we observe that geopolitical uncertainty, inflationary pressures and changing global balances are leading more and more investors to seek markets that combine security, stability and a high quality of life. Today, international capital moves with greater speed and selectivity than ever before.
According to Engel & Völkers data, Greece is now among the top destinations for international high-income buyers, alongside mature markets such as Italy, France, Switzerland, the UAE and Spain. In our view, the most significant change is not only about rising demand or prices. Ten years ago, Greece attracted mainly investors looking for attractive valuations and short-term opportunities. Today, it attracts more and more investors looking for long-term stability, quality of life and value retention. This is perhaps the most significant change we have seen in the market in recent years.

Who is driving the Investment Fever?
The profile of the buyers driving this development can be distinguished into three main categories. The first concerns investors from the U.S. and Central Europe, who choose Greece as a place of residence for a significant part of the year. The second includes investors who prioritize the preservation of their capital, mainly from the Middle East, seeing the Greek luxury real estate market as a stable and safe investment. The third concerns the new generation of entrepreneurs and executives in the technology sector, who are looking for
homes with advanced technological infrastructure and direct connection to international business networks.
Eco-Resilience: The New Markup of Global Luxury
A recent survey by Engel & Völkers Private Office recorded a significant increase in buyers who place stability and environmental resilience among their main priorities. In our opinion, the concept of luxury is changing. It is no longer defined solely by the location or architecture of a property, but also by the quality of infrastructure, energy self-sufficiency, security and the ability to maintain its value over time.
The Riviera Catalyst: The Ellinikon as a Lever of International Maturation
Athens Riviera is at the heart of this development. The Ellinikon project acts as a catalyst that repositions Athens internationally in the same debate as other major Mediterranean coastal metropolises. Its importance is not limited to new homes or new reference prices. Its essential contribution is that it strengthens the international image of Athens as a high-quality destination for residence, investment and business activity. Thanks to our daily contact with international investors, we see that Athens is evolving into a destination that is now consistently included in the evaluation list of the largest private equity and family offices internationally. This has already started to positively affect the entire Athens Riviera. Areas such as Vouliagmeni, Kavouri, Varkiza, Vari, Lagonisi, Lavrio and Sounio are attracting increasing interest from investors who acknowledge the long-term prospects of the wider coastline.
We believe that the next phase of development of the Greek luxury real estate market will not be determined by the volume of investments, but by the quality of investors who choose the country. Greece no longer competes with other countries solely through climate or cost of living. It increasingly competes through quality of life, political stability, security and the ability to create long-term value. For this reason, we believe that the Athens Riviera is still at the beginning of a long term development path and not at the end of an upward cycle. In this new reality, access to unique properties, off-market opportunities and professional asset management are becoming increasingly important. For international investors, the Athens Riviera is steadily evolving into a mature international capital destination with strong prospects for the years to come.
