The 324 homes at The Courtyards are arranged around internal courtyards and will feature one to four bedrooms, while selected ground-floor buildings will house shops, restaurants and cafés. Sale prices have not yet been announced.
Another significant chapter is opening in the residential development of The Ellinikon, as LAMDA Development moves forward with the launch of sales at The Courtyards, a new complex of 324 homes in the Little Athens neighborhood. This is the final residential project to be included in the first phase of the major urban redevelopment, with completion scheduled for 2030.
The new development adds to the residential portfolio of the first phase of The Ellinikon, at a time when LAMDA Development is seeking to maintain buyer interest by expanding its housing offering across different sizes and categories.
The new complex comprises 11 buildings, located a short distance from Little Athens’ central pedestrian street and The Ellinikon Metropolitan Park, approximately 350 meters from the sea. Architectural design has been entrusted to the AUDO studio, which seeks to combine contemporary urban living with elements of Athens’ architectural tradition and the Mediterranean landscape.
The launch of sales at The Courtyards is particularly significant for the progress of The Ellinikon, as it marks the completion of the presentation of the residential developments included in the project’s first phase. At the same time, the development reinforces Little Athens’ character as a fully integrated neighborhood, where homes are combined with commercial spaces, dining venues, green areas and leisure facilities.
The Courtyards stands apart architecturally from the area’s other residential developments, as its design is organized around internal courtyards. These courtyards also give the complex its name, with the landscaped spaces serving as the defining element of its architectural identity.
At the heart of each group of buildings, a shared green space is planned, featuring plantings and places to rest, creating a more sheltered environment for residents. The design philosophy is based on everyday contact with nature, without limiting access to the amenities of a modern urban neighborhood.
The 324 homes will feature one to four bedrooms, catering to different housing needs. There are 135 two-bedroom homes, ranging in size from 124 to 125 sq.m. These are followed by 96 three-bedroom homes, measuring between 164 and 172 sq.m., while 63 one-bedroom apartments are also planned, with areas ranging from 64 to 67 sq.m. Particular emphasis is placed on private outdoor spaces. Ground-floor apartments are expected to feature private gardens with a jacuzzi or swimming pool, while selected homes on the top floors will have access to private roof gardens.
Depending on their location, the apartments will offer views of the sea, the Metropolitan Park or Attica’s mountainous landscape. Large, full-height sliding glass panels will connect the interior spaces with balconies and terraces, enhancing natural light.
Natural shades and materials that evoke the Athens Riviera dominate the interiors. Blue, white, sandy and olive tones are combined with wooden surfaces, clean lines and contemporary construction details.
Another important design feature is the inclusion of commercial spaces on the ground floors of selected buildings. Shops, restaurants and cafés are expected to meet residents’ everyday needs, reducing the need to travel outside the neighborhood.
Completion timeline and sales launch
According to the available development information, the eastern section of The Courtyards is estimated to be completed in the second quarter of 2030. It is therefore a project with a multi-year construction timeline, forming part of the overall development schedule for Little Athens.
With the launch of sales, prospective buyers gain access to detailed floor plans, informational material and three-dimensional virtual tours of selected apartment types in the eastern section. These allow them to examine the layout of the homes, the relationship between indoor and outdoor spaces, and the main features of the architectural design.
The sale prices of the new homes are not included in the available information, with the launch expected to reveal how this particular complex is positioned in The Ellinikon’s housing market.
Little Athens and the completion of the first residential phase
The Courtyards is part of the wider Little Athens development, the new residential neighborhood taking shape at The Ellinikon, close to the coastline and the Metropolitan Park.
Little Athens is being designed as a mixed-use neighborhood, with homes of different sizes, shops, restaurants, cafés and shared spaces. Its residential offering includes apartments with one to five bedrooms, ranging in size from approximately 60 sq.m. to more than 300 sq.m.
According to LAMDA Development’s plans, more than 100 independent retail outlets are expected to operate at ground-floor level throughout the neighborhood, giving residents access to essential services and shopping within easy reach of their homes.
Other residential complexes are already under development in the same area, including Park Rise, Promenade Heights and Sunset Groves, each bearing the signature of a different architectural firm. This approach is part of a strategy to create a neighborhood featuring a variety of building forms rather than a uniform architectural style.
The release of the 324 homes at The Courtyards completes the cycle of presenting new residential projects for the first phase. This development also has a commercial dimension, allowing LAMDA Development to offer a broader range of homes, from smaller apartments to larger family residences with private outdoor spaces.
At the same time, the gradual development of these complexes is creating the conditions for a new housing market in the Southern Suburbs of Athens, one that differs from the traditional market for newly built apartments because of the scale of the project and the coexistence of residential properties with retail, leisure and green spaces.
Interest from foreign buyers and the Golden Visa
Another factor in the sales launch concerns the possibility of purchases by foreign investors. According to the terms presented by the developer, there are no restrictions based on the buyer’s country of origin, while property can be acquired by both individuals and Greek or foreign legal entities.
For those interested in combining a home purchase with the Golden Visa program, The Ellinikon falls within the category of areas where the minimum investment threshold is €800,000. Among other requirements, the relevant legislation stipulates that the investment must concern a single property and, for this particular category, that the residence must have a floor area of at least 120 sq.m.
Eligibility for the program is assessed on a case-by-case basis and depends on meeting the legal requirements. At the same time, properties acquired through the Golden Visa program are subject to restrictions on their use for short-term rentals.
In any case, The Courtyards joins a market that is already attracting interest from both Greek and international buyers, with LAMDA Development expanding its residential offering within the wider investment project.
With sales now launching for the final residential complex of the first phase, attention is shifting to construction progress, the gradual handover of homes and the development of the next residential projects planned to follow at The Ellinikon.
